Someone Went and Built a Bunch of Really Nice Houses in Coco
Okay, we have a confession to make. We may have found another place in Costa Rica where you could potentially spend the rest of your life wearing flip-flops.

Actually, scratch that. We found 20 of them.
They’re called La Caleta, they’re brand new, they’re inside Coco Bay Estates, and the two-bedroom versions start at $449,000.
And before you start thinking, “Yeah, yeah… another Costa Rica development with a bunch of pretty pictures and a swimming pool,” stick with us for a minute.
Because this one is pretty interesting.
First Things First: They’re Brand New or Can Be Built Brand New For You.
There is something about buying a brand-new house that just feels good. Nobody has cooked fish in your oven. Nobody has painted a bedroom purple. Nobody has installed a ceiling fan that sounds like a helicopter. Nobody has done any of those mysterious Costa Rican home improvements that seemed like a good idea at the time. You get to be the first one.
La Caleta is a collection of new, single-level two- and three-bedroom patio homes designed around the things that actually make sense for living in Guanacaste: open spaces, big covered terraces, plenty of natural light and airflow, low-maintenance finishes, and a strong connection between the inside and outside.
The homes are being built on generously sized lots ranging from approximately 385 to 460 square meters, with the residences positioned to provide privacy while taking advantage of the surrounding landscape.
And they’re not trying to reinvent the wheel. That’s a good thing. You’ve got an open kitchen, dining and living area, a private primary suite, second bedroom, bathrooms, laundry room, covered terrace, and a two-car carport. Basically, everything you need. And nothing you don’t. Well… except maybe a hammock. You should probably get a hammock.
The three-bedroom homes start at $549,000 and grow to approximately 2,540 square feet. All three bedrooms have ensuite bathrooms, there’s an additional powder room, and the covered terrace includes an outdoor kitchen.
Because if you are going to live in Guanacaste and you’re not cooking outside at least occasionally, we’re not sure you’re doing it right.
But here’s the part we really like. That third bedroom can be configured as a lockout suite with its own efficiency kitchen.
So your mother-in-law can visit. Your friends can visit. Your adult children can visit.
Or, perhaps most importantly, your guests can visit and then go back to their own side of the house. Everyone wins. It can also provide the possibility of generating rental income while you retain your own private living space.
And Then Somebody Said, “Let’s Put a Pool Here.”
Okay, they didn’t actually say that. But they did make a private plunge pool an available option.
Furniture packages are also available, so you can take the relatively painless route of having the house furnished and ready to enjoy rather than spending the first six months wandering around furniture stores wondering why you own seven different shades of beige.
The homes are designed to be delivered move-in ready, which is another nice little detail when your plan is to actually enjoy Costa Rica rather than supervise a construction project from 2,000 miles away.
The Developer, you will be happy and relieved to know, is an extremely seasoned developer group with 25 years developing in Canada and now another 10 years building and completing projects right here in Playas del Coco.
Did We Mention the Location? Here’s another thing. You don’t have to go live in the middle of nowhere to get the tropical lifestyle. La Caleta is inside Coco Bay Estates, and you’re just a couple of minutes from Playas del Coco.
Two minutes. Playa Ocotal is about five minutes away. Playa Hermosa is about ten. Liberia International Airport is approximately 25 minutes. So you can go from airport → house → beach → restaurant → beach → house without requiring a military-grade logistical operation.
And that’s one of the things we like about this part of Guanacaste. You get the beaches and tropical surroundings, but you also have an actual town nearby. Restaurants. Bars. Grocery stores. Coffee. Boats. Fishing. Diving. Sunsets.
And enough places to buy something you absolutely did not need but somehow decided you couldn’t live without. That’s Coco. There Will Be Stuff to Do.
Coco Bay Estates already offers optional access to The Club at Coco Bay Estates, while La Caleta itself is planned to add a few more toys to the equation. The plans include a pool, gym, lounge areas, pickleball courts, and a yoga studio. So apparently there will be something for everyone. Even the people who wake up before 7:00 a.m. on vacation.
And Yes, You Could Rent It
La Caleta isn’t just about owning a place to escape to when you need to remember what sunshine looks like. The homes have also been designed with investment and rental potential in mind. The three-bedroom lockout configuration is particularly interesting because it gives you additional flexibility, while the overall location puts you close to beaches, restaurants, the airport, and everything else that makes Playas del Coco such a popular destination. The project developers estimate potential rental returns of 12–15%, although—as always with real estate—actual results will depend on occupancy, rental rates, management, expenses, and market conditions.
So What’s the Catch?
Well…
We haven’t found one yet. It’s not beachfront. It’s not a giant mansion. It’s not trying to be some over-the-top private resort where you need a golf cart to get from the bedroom to the mailbox. And that’s actually part of the appeal.
It’s a comfortable, brand-new, thoughtfully designed home in a great location, with enough space to live comfortably and enough flexibility to use it as a full-time residence, vacation home, or investment property.
And you don’t have to maintain 10,000 square feet of house just because you wanted a little piece of Costa Rica.
